1. Acceptance of These Terms

Welcome to bttrealestate.com (the “Site”), operated by BTT Real Estate, also known as the Bramer Thomas Team LLC (“BTT,” “we,” “us,” or “our”). These Terms of Service (“Terms”) govern your access to and use of the Site, including all listing searches, home valuation tools, market reports, videos, blog content, forms, and other features we offer.
By accessing or using the Site, you agree to be bound by these Terms and by our Privacy Policy. If you do not agree, please do not use the Site.
You must be at least 18 years old to submit information through the Site or create an account.
2. About BTT and Our Licensing
BTT Real Estate is a residential real estate brokerage serving the south Denver metro area, including Parker, Highlands Ranch, Castle Rock, and surrounding Douglas County communities. Our brokers are licensed by the Colorado Real Estate Commission.

3. No Brokerage Relationship Created by Using the Site
Browsing the Site, searching listings, requesting a home valuation, or submitting a contact form does not create a brokerage relationship between you and BTT or any of our brokers. In Colorado, a brokerage relationship (as a buyer’s agent, seller’s agent, or transaction-broker) is established only through a written agreement or as otherwise provided by Colorado law.
Before we provide brokerage services, we will give you the Colorado Real Estate Commission’s required disclosure explaining the working relationships available to you. Nothing on the Site is legal, tax, financial, or lending advice. Please consult qualified professionals for those matters.
4. Property Listings and IDX Data
Listing information on the Site is provided in part through an Internet Data Exchange (IDX) program from REcolorado. Listings held by brokerages other than BTT are marked with the listing brokerage’s name.
Listing data is deemed reliable but is not guaranteed and should be independently verified. Square footage, lot size, school assignments, HOA fees, taxes, and other details may be approximate or out of date. Properties may be sold, withdrawn, or changed in price without notice.
IDX information is provided exclusively for consumers’ personal, non-commercial use. It may not be used for any purpose other than identifying properties you may be interested in purchasing.
5. Home Valuations, Market Reports, and Content
Automated home value estimates, market updates, neighborhood guides, videos, and blog posts are for general information only. A home value estimate is not an appraisal, a broker price opinion, or a guarantee of what a property will sell for. Market statistics come from third-party sources and may contain errors or reflect a specific point in time.
Community information (schools, amenities, HOAs, zoning, future development) can change. Verify anything that matters to your decision directly with the relevant school district, municipality, or HOA.
6. Acceptable Use
You agree to use the Site only for lawful purposes. You may not:
- Scrape, crawl, harvest, or copy listing data or content by automated means, or republish it on another website or service
- Use the Site to send spam or to collect contact information about other users or agents
- Submit false information or impersonate any person
- Interfere with the Site’s security or operation, or upload malicious code
- Use the Site or its content to train, build, or improve a competing database or commercial product
We may suspend or terminate your access at any time if we believe you have violated these Terms.
7. Accounts
If you create an account to save searches or favorite listings, you are responsible for keeping your login credentials secure and for all activity under your account. Notify us promptly of any unauthorized use.
8. Intellectual Property
The Site and its content, including text, photographs, videos, graphics, logos, the BTT name, and the Bramer Thomas Team name, are owned by BTT or its licensors and are protected by copyright and trademark law. You may view and share Site pages for personal, non-commercial purposes. You may not reproduce, modify, distribute, or create derivative works without our written permission.
Listing photos and descriptions may be owned by the listing broker, the seller, or a photographer and are used under license.
9. Information You Submit
When you submit questions, reviews, testimonials, or other content, you grant BTT a non-exclusive, royalty-free, perpetual license to use, display, and reproduce that content in connection with our business. You confirm the content is accurate and does not violate anyone’s rights. Personal information you submit is handled as described in our Privacy Policy.
10. Consent to Communications
When you submit your phone number or email through the Site, you agree that BTT and its brokers may contact you by phone, text message, and email about your inquiry and related real estate services, including through automated systems. Consent is not a condition of any purchase or service. Message and data rates may apply. You can opt out at any time by replying STOP to a text, using the unsubscribe link in an email, or contacting us directly.
11. Third-Party Links and Services
The Site may link to or embed third-party services such as mortgage calculators, lenders, maps, YouTube videos, school ratings, and social media. We do not control and are not responsible for their content, accuracy, or privacy practices. Any referral to a lender, inspector, or other vendor is for your convenience; you are free to choose any provider you like.
12. Privacy
Our collection and use of personal information is described in our Privacy Policy, which is part of these Terms.
13. Fair Housing and Accessibility
BTT is committed to the letter and spirit of the federal Fair Housing Act and the Colorado Anti-Discrimination Act. We do not discriminate on the basis of race, color, religion, sex, disability, familial status, national origin, or any other class protected by federal, state, or local law. 14. Disclaimer of Warranties
THE SITE AND ALL CONTENT ARE PROVIDED “AS IS” AND “AS AVAILABLE,” WITHOUT WARRANTIES OF ANY KIND, EXPRESS OR IMPLIED, INCLUDING WARRANTIES OF ACCURACY, MERCHANTABILITY, FITNESS FOR A PARTICULAR PURPOSE, AND NON-INFRINGEMENT. WE DO NOT WARRANT THAT THE SITE WILL BE UNINTERRUPTED OR ERROR-FREE.
15. Limitation of Liability
TO THE FULLEST EXTENT PERMITTED BY LAW, BTT, ITS BROKERS, EMPLOYEES, AND AFFILIATES WILL NOT BE LIABLE FOR ANY INDIRECT, INCIDENTAL, SPECIAL, CONSEQUENTIAL, OR PUNITIVE DAMAGES ARISING FROM YOUR USE OF, OR RELIANCE ON, THE SITE OR ITS CONTENT. This section does not limit any duties our brokers owe you under a written brokerage agreement or Colorado law.
16. Indemnification
You agree to indemnify and hold harmless BTT, its brokers, and affiliates from any claims, losses, or expenses (including reasonable attorneys’ fees) arising from your violation of these Terms or misuse of the Site.
17. Governing Law and Venue
These Terms are governed by the laws of the State of Colorado, without regard to conflict-of-law rules. Any dispute arising from these Terms or the Site will be brought exclusively in the state or federal courts located in Douglas County, Colorado, and you consent to their jurisdiction.
18. Changes to These Terms
We may update these Terms from time to time. Changes take effect when posted, and the “Last updated” date above will reflect the revision. Continued use of the Site after changes means you accept the updated Terms.
19. General
If any provision of these Terms is found unenforceable, the remaining provisions stay in effect. Our failure to enforce any provision is not a waiver. These Terms and our Privacy Policy are the entire agreement between you and BTT regarding the Site.
